Under the general direction of the Property Manager, the primary function of this position is to maintain property owned by ASRC Properties and subsidiaries in Barrow. This position requires one to be tenant service oriented with the ability to multi-task, prioritize and manage time effectively to ensure tenant satisfaction. Provide light maintenance, service and repair throughout ASRC buildings and facilities. The maintenance activities include: (1) maintain heating, plumbing and electrical systems in building owned by ASRC Properties, LLC ; and (2) maintain interior and exterior walls and fixtures of ASRC properties.


The scope of the position includes: (1) exchanging information with all employees regarding maintenance and repair issues; (2) requesting bids and communication on performance with contractors; (3) ordering supplies from suppliers; and (4) discussion of compliance with federal and state agencies.

ESSENTIAL DUTIES AND RESPONSIBILITIES (and other duties as assigned)

1.    Perform facility inspections, report on conditions affecting operations, and recommend actions to be taken.

2.    Determine schedules, sequences, and assignments for work activities, based on work priority, quantity of equipment, and skill of personnel.

3.    Responsible for Work Order process, to include communicating work order requests to Contractors and Vendors. Responsible for approving/disapproving invoices for payment as directed by the Property Manager.

4.    Obtain bids from contractors for major maintenance and construction projects.  Oversee these projects until completion.

5.     Meet with vendors or suppliers to discuss products used in repair work. Recommend potential products or services to management by collecting customer information and analyzing customer needs.

6.     Inspect and monitor work areas, examine tools and equipment, and provide employee safety training to prevent, detect, and correct unsafe conditions or violations of procedures and safety rules.

7.     Develop or implement electronic maintenance programs or computer information management systems.

8.     Responsible for administering Key and Lock Program, including maintaining inventory and issuing/collecting keys for tenants of the building.

9.     Crisis management team member; assist in emergencies to ensure the safety of employees/tenants and the visitors.

10.   Investigate accidents or injuries and prepare reports of findings. Resolve customer complaints via phone, email or other means.

11.   Monitor employees' work levels and review work performance.

12.   Perform miscellaneous duties to include moving office furniture, basic picture hanging, keyboard tray installation, and furniture assembly as needed throughout the ASRC building and facilities.

13.   Must be available at all times for afterhours calls outs from all Barrow based companies. This includes responding to emergency alarm systems or situations that occur. 


1.       Strong knowledge, understanding and sensitivity to the Inupiat culture.

2.       High school diploma or equivalent.

3.       Valid Alaska Driver’s License.

4.       Five years’ experience in general maintenance performing on buildings and housing. 

5.       Proficient in computer skills including Outlook, Microsoft Word and Excel.

6.       Knowledge and understanding of plumbing, electrical and building construction.

7.       The ability to speak and understand the Inupiaq language is important and preferred.
